At 6:25 on a Wednesday evening, the corner of the Center Lawn by Williams-Sonoma at Biltmore Fashion Park starts to fill in a way that has nothing to do with what's on sale inside. There's no tent, no sign-in table, no bib numbers. Someone's dog is already pulling at the leash. A few people stretch against a planter. Nobody is dressed for the mall.
This happens every Wednesday, and it has for long enough that most of what's opened around it in the past year seems to be responding to it rather than the other way around.
The gathering is Midweek Miles, a free weekly run presented by the Phoenix Run Club. Runners meet at the central courtyard of Biltmore Fashion Park and embark on a 3-mile route through the scenic and well-lit areas surrounding the center, with a course that's flat and beginner-friendly. It happens at 6:30 p.m. every Wednesday at the Biltmore Fashion Park Center Lawn by Williams Sonoma. No registration, no cost, no minimum pace.
It's one of the most popular group runs in Phoenix, regularly drawing dozens of participants committed to staying healthy and building a local fitness community. That's the baseline. The ceiling is higher: Biltmore Fashion Park has hosted Global Running Day with nearly 1,000 attendees in partnership with Lululemon and local run clubs. Dozens on a normal Wednesday, close to a thousand when the property throws its weight behind the same idea for one day a year. Either number tells you the same thing: this corridor has an unusually deep running culture for a shopping center, and it isn't new. Event listings for Midweek Miles date back to at least late 2024, and the run was still on the calendar in July of this year, which means it has outlasted several retail cycles at the property it's held on.
That timeline matters because of what's been signed into leases since. FP Movement, the activewear brand within URBN's portfolio alongside Urban Outfitters and Anthropologie, and [solidcore], a strength-focused reformer studio, both began construction with openings targeted for spring 2026, FP Movement in a space between Rye 51 and Warby Parker, and solidcore near alo. Neither is filling a retail gap so much as placing itself directly in the path of people who are already walking, running, and lingering on that lawn several nights a week.
The company itself frames it that way. "Expanding our presence in Phoenix allows us to better serve our growing community," said Josh Rainey, senior director of real estate and growth at solidcore. "Biltmore's upscale setting is the perfect home for us, offering a welcoming space where members can build strength, consistency and connection."
By this summer, the bet had already paid off in the most literal sense: solidcore's Biltmore studio at 2502 East Camelback Road, Suite 168, is running a full weekly class schedule with a roster of named coaches, not a construction fence with a coming-soon sign. It sits inside a property that already had a wellness anchor in place. Biltmore Fashion Park is home to a Diamond Level Life Time, which features a rooftop pool with stunning views of Camelback Mountain. The new reformer studio and activewear shop aren't introducing fitness to the property. They're filling in around a routine that Life Time and the Wednesday run had already normalized.

Two consecutive nights, two different kinds of gathering, same half-mile of Camelback Road. The weekly community run at Biltmore is typically followed by gelato and margaritas on the lawn, and visitors can grab matcha and coffee at Royal Coffee Bar if they'd rather wind down slower. The next evening, the crowd shifts a few blocks over: rotating $5 cocktail specials run every Thursday from 3:30 to 6:00 PM at participating Esplanade restaurants, including Hearsay, Flint, The Mercer, and Camello.
The same logic shows up in smaller ways. Shoppers can now sip alcoholic beverages while strolling through the center under a Sip & Shop program, which is really just an acknowledgment that people were already treating the property like a place to linger rather than a place to run in and out of. The center lawn also hosts wellness events like yoga classes and Puppies & Pilates alongside the fitness-focused run clubs, and participants typically need to bring their own mats for those.
For residents who want the bigger, less frequent version of the same idea, the Biltmore Area Partnership keeps a rotating monthly happy hour going. This month's is scheduled for later in August: the Biltmore Area Partnership's August Happy Hour lands on Thursday, August 27, 2026, at the Wrigley Mansion, 2501 E. Telawa Trail. It's the same neighborhood association behind the Thursday Esplanade specials, which suggests the group has settled on a pattern of its own: keep the free, low-barrier events frequent, and save the destination gatherings for once a month.
Neighborhoods usually get described through their anchors: the flagship store, the marquee restaurant, the hotel with the name everyone recognizes. Biltmore has all of those. But the thing actually organizing how people move through the property right now isn't a business at all. It's a standing appointment that costs nothing, requires no sign-up, and has been quietly running long enough that the businesses opening this year built their leases around it rather than the reverse.
If you already live in Biltmore, that's a useful way to read the year ahead. Wednesday is for moving. Thursday is for a drink at a fair price. The reformer studio, the activewear shop, and the rooftop pool club are there to catch you on your way between the two. None of it requires a reservation, and most of it requires nothing more than showing up at 6:25 and letting the group figure out the pace.
