Paradise Valley Fall Restaurants Actually Open Now

If you've lived in Paradise Valley through the last few autumns, you've heard some version of this sentence at a dinner party: the Ritz-Carlton is finally opening, and Mott 32 is coming with it. It's been the town's most repeated piece of restaurant news since the concept was first announced years ago, a Hong Kong-born Cantonese kitchen making its second stop in the entire country, tableside Peking duck, the whole production. It is also, as of this month, not what's actually happening.

What's actually happening this fall split into two tracks that have nothing to do with each other, and the one generating less buzz is the one you can book a table at right now.

The Project Everyone's Been Waiting On Just Slipped Again

The Ritz-Carlton Paradise Valley, known as The Palmeraie, has been in some stage of "almost open" since construction began around 2018 on a project first proposed nearly two decades ago. This time the delay has a paper trail. Developer Five Star Development filed for Chapter 11 bankruptcy protection on November 4, 2025, a move that halted a foreclosure attempt from its lender, Madison Realty Capital, over a $585 million construction loan tied to the property, according to reporting from The Arizona Republic.

The bankruptcy court sorted the project into two separate problems. In December 2025, a judge cleared the way for villa sales at the property to keep closing, and several dozen have reportedly gone through since, insulated from the lender dispute. The 215-room hotel and its restaurants are a different matter. Construction on that piece stayed paused while the case worked through the court, and by July 2026 Five Star had reached a new term sheet with its lender for additional liquidity to keep the restructuring moving, per Phoenix Business Journal coverage. The upshot for anyone tracking a reservation at Mott 32: the hotel and its signature restaurant are now aimed at 2027, not this year.

That's worth sitting with if you've been telling out-of-town guests the big Ritz-Carlton opening is imminent. It isn't, at least not this fall.

The Restaurant That Actually Landed, A Mile Away

While the Palmeraie sat in restructuring, a different property a short drive down Lincoln Drive quietly finished what it set out to do. The former Scottsdale Plaza Resort reopened on January 7, 2026, as Kimpton Miralina Resort & Villas following a $42 million renovation. Its signature restaurant, Hecho Libre, comes from chef Wes Avila, recognized by both the Michelin Guide and the James Beard Foundation for his California and Mexican cooking. Colm O'Brien was named managing director in late February to run day-to-day operations.

Miralina isn't finished expanding. Its final phase, running from the fourth quarter of 2026 into early 2027, adds 134 more renovated Valley Villas, an onsen-inspired hotel-within-a-hotel called The Enclave, and Arizona's first Katsuya, the modern Japanese concept known for its robata program and sushi. Once that phase wraps, the property is set to reach 404 keys, six pools, and 22 indoor and outdoor event venues. Katsuya joining Hecho Libre would make Miralina one of the only Paradise Valley resorts running two distinct chef-driven kitchens under one roof.

So the two headline hotel projects both involve marquee restaurants and both have Arizona-first or state-first billing attached. One is now tracking to 2027 after a bankruptcy filing. The other already opened, already hired its managing director, and is adding a second acclaimed restaurant before the Ritz-Carlton serves its first plate of duck.

The property's Fee-Free Staycation window runs September 27 through October 23, 2026, with the resort fee waived under a promo listed through Experience Scottsdale's official property page. That window lands squarely on the shoulder weeks when Camelback finally cools off in the late afternoon, which is precisely when a resident who's never bothered with a staycation ten minutes from home might actually use one. It's a small offer to note if you're considering a nearby staycation during that window.

Restaurant and Resort Changes for Residents

The easy version of this story is "Paradise Valley is getting a lot of new restaurants." The more useful version is that the projects are on different timelines. Miralina opened and hired its team, with its final phase still planned for late 2026 into early 2027. Mountain Shadows has a resident-focused staycation promotion scheduled for September 27 through October 23, 2026, alongside those longer-term projects. The hotel and Mott 32 remain on a 2027 timeline, while villa closings continue.
